How much do you really want this business? Please work from a zero base. When we purchased our existing business our accountant looked at the books and said "lies lies lies". May I suggest that you look at this purchase with the end in mind, your exit strategy. How long do you wish to keep it for and what return on your time and money will you expect. Maybe the business is worthless but the property will go up in value. Maybe the property can be given another use in the future? I recently advised someone on a start up, he was looking at it from the consumer end down. So I asked him to write down what he wanted to earn, add on the rent and stock, that's your break even figure. Sounds simplistic, he went off to check that his clients would move to the new location and pay his prices. They are doing and on day ten of opening he hit his daily break even figure, sure he has to sustain it!
